On the Bukit, land is sold on two things a ground-level photo cannot show: how close it is to the cliff edge and what it sees. The route

Before the day you send the map pin, the boundary or site plan if you have one, and what the images are for — a rental listing, a sale, an investor deck. On site the pilot launches from inside the property and works from close to far. First the property itself: a straight top-down of the roof and pool, low oblique angles of the façade, the garden and the plot lines. Then the drone climbs to show the context — the cliff edge and how far away it is, the nearest beach access, the road in, the neighbouring villas and any open land. A final pass at height looks out to sea to show the view a buyer is paying for. The video is assembled from slow, steady moves of the same flight, not separate footage.

The timing

For most listings mid-morning is best: the sun is high enough to light the pool and roof without long shadows, and the sea is at its bluest. For a west-facing cliff plot, a late-afternoon flight shows the sunset orientation buyers care about, at the cost of stronger shadows on the land. The 30 minutes cover one of these, not both — drone sessions do not take extra hours, so a second light is a second booking. Season changes the look: from September to November the Bukit’s grass and scrub are brown and dry, while January to April is green. Fly when the property is presentable, with covers off the pool and cars moved.

Can you fly over property in Jimbaran or Nusa Dua?

Sometimes not. Parts of Jimbaran and Nusa Dua lie within the restricted airspace around Ngurah Rai airport, where flying is not permitted whatever the purpose. Send the map pin when you enquire; if the address is inside the zone, we tell you before you pay and suggest ground-level villa photography instead.

Our plot is next to a temple. Is that a problem?

It can be. Many plots on the Bukit border a village or family temple, and flying over it without permission is not acceptable. We plan the flight to keep the drone over your land and away from the temple, and avoid days when a ceremony is taking place. In some cases the village asks to be informed beforehand; we tell you if so.

Can we use the footage for sales and advertising?

Yes. Photos and video are licensed for listings, your website, social media, investor material and paid advertising of the property. If an agent or developer will use them under their own brand, tell us at booking so they are named in the licence.

Do we also need interior photos?

For a finished villa, yes — aerials sell the location, interiors sell the stay. Villa photography starts at $290 and can be booked for the same morning. For an empty plot, the drone shoot alone is usually enough, because what you are selling is the land, the view and the distance to the coast.
