Photos for selling a villa in Bali: what buyers need to see, aerials and cost

How sale photos differ from rental photos, the shot list buyers expect, when aerial photos and video help, and what a villa or land shoot costs in Bali.

Photos for selling a villa in Bali do a different job from rental photos. A guest decides on one night; a buyer decides on years of ownership, so the gallery has to show the whole property honestly — every room, the plot, the condition and the surroundings — rather than just the most inviting corner. With us, villa photography starts at $290 for 30 minutes and 15+ edited photos in 48–72 hours, and a property drone shoot with aerial video starts at $390.

This guide is for owners selling a villa, and for agents and developers listing one. It covers how sale photos differ from rental photos, the shot list buyers look for, when aerial photos and video earn their place, and what it costs. If the villa will be rented out rather than sold, our guide to villa listing photos for Airbnb and Booking is the better read.

How sale photos differ from rental photos

A rental listing sells a stay; a sale listing sells the property. That changes what goes into the gallery.

The most common mistake is reusing rental photos for a sale. They show the pool at twilight and the master bedroom but leave out the kitchen, the staff quarters, the parking and the size of the land, which are the things a buyer asks about first.

The shot list buyers look for

For a typical two- to four-bedroom villa, a sale gallery covers:

  1. The front of the villa and the entrance, as a visitor arrives.
  2. The pool and garden, wide, from two angles.
  3. The living and dining area, showing how it opens to the outside.
  4. The kitchen, including storage and appliances.
  5. Every bedroom, one wide frame each, and every bathroom.
  6. Service areas: laundry, staff room, storage, parking.
  7. Views from the main rooms and from any upper floor or roof terrace.
  8. The surroundings: the lane, rice fields, the beach or the nearest village.
  9. From the air: the whole plot, the roofline and the distance to the beach, town or main road.

Half an hour covers the core of this list. A complete set of every room and the outside usually needs one or two extra hours at $100 each, and a twilight exterior is worth adding for the cover.

Aerial photos and video

From the ground a buyer cannot judge the size of a plot, what the roof looks like or how close the villa is to the beach. A drone answers all three in a single frame, which is why aerial photos lead many property listings in Bali.

There are two ways to add them. The drone add-on ($150) brings aerial frames into a villa shoot. A property drone shoot from $390 is a dedicated session with 15+ edited aerial photos and a 30–60 second aerial video, with photos in 48–72 hours and the video in 5–7 days. The video is useful for agents who share listings in messengers and on social media, where a short clip travels further than a gallery.

Whether we can fly depends on the address. Parts of the south of the island sit inside the controlled airspace around Ngurah Rai airport, so we check every address before confirming. Our guide to drone rules in Indonesia explains the background.

Selling land or a villa under construction

For a plot without a finished house, aerial photos do most of the work: the shape of the land, the access road, the view and what surrounds it. Ground-level frames of the view from where the living area will be, and of the road and nearby landmarks, complete the set.

For a villa under construction, photograph it twice: once now, to show progress, and again when it is finished and furnished. Buyers of off-plan villas often ask for progress photos, and a consistent angle from the same spots makes those updates easy to compare.

Keep the edit honest

A buyer will visit, or send someone to, before signing. Photos that make rooms look larger than they are, replace a grey sky or hide a building next door only waste everyone's time at the viewing. We shoot for straight verticals and natural colour, blend exposures so the windows show the real view, and remove only temporary clutter.

Who should own the photos

The photos are licensed for the property itself, which covers sale listings with agents, your website, social media and brochures. If several agents will list the villa, say so when you book, so the licence covers every channel. Photos cannot be reused for a different property.

Timing the shoot

Interiors look best in even daylight from late morning to mid-afternoon; aerial frames are calmest in the morning. In the wet season, roughly November to March, afternoon storms are common, so keep a spare date for the exterior and drone frames. Book the shoot after any repairs and painting are done, the garden is tidy and the pool is clean: sale photos stay on portals for months.

What it costs

With us, villa photography starts at $290 for 30 minutes and 15+ edited photos in 48–72 hours. Each extra hour is $100, aerial frames are a $150 add-on, and a dedicated property drone shoot with video starts at $390. Express delivery within 24 hours is available for $50. Full prices are on the pricing page, and the villa photography service lists what each session includes.

Frequently asked questions

Can I use my rental listing photos to sell the villa?

As a start, but they rarely cover enough. Rental photos lead with the pool and the best bedroom; a buyer also wants the kitchen, every bathroom, service areas, parking and the size of the plot. Most sellers add those frames and an aerial set rather than starting from scratch.

How much does real estate photography cost in Bali?

With us, villa photography starts at $290 for 30 minutes and 15+ edited photos in 48–72 hours, with extra hours at $100. Aerial frames are a $150 add-on, and a property drone shoot with 15+ aerial photos and a 30–60 second video starts at $390.

Do you photograph land without a house?

Yes. For a plot, a property drone shoot does most of the work: the shape of the land, the access road, the view and the surroundings, plus a short aerial video. We check the address against airspace rules before confirming.

Can several agents use the same photos?

Yes, for the same property. Tell us at booking who will list the villa, so the licence covers every agent and channel you use.
