## In short

A property drone shoot in Labuan Bajo costs from $390 for 30 minutes of flying and delivers 15+ edited aerial photos within 48–72 hours plus a 30–60 second aerial video within 5–7 days. Travel to Waecicu, Golo Mori and the rest of the area is included; properties near Komodo Airport are checked for restricted airspace first.

Labuan Bajo has been changing fast. The government has made it a national tourism priority, the airport has grown, and the hills north and south of town are filling with new hotels, dive lodges, villas and land sold to buyers who may never have stood on it. For all of them, a ground-level photo misses the point. What sells a property here is its relationship to the water: how high it sits on the slope, how wide the view of the bay and islands is, how far it is to the beach, the road and the harbour. That is exactly what an aerial shoot shows. The package gives 15+ edited aerial photos and a 30–60 second video for listings, investors and websites. It also comes with a constraint unique to this town: the airport sits right beside it, so every address is checked against restricted airspace before we confirm.

## How the shoot is planned

The half hour follows a fixed list so nothing a buyer asks about is missed. First the hero frame: the property from about sixty metres up and out over the slope, with the building, the pool and the bay in one picture. Then the roofline and layout from directly above, which shows the plot, the pool shape and the gardens like a plan. Next, context: wider frames that place the property against the nearest beach, the access road and the town or harbour, so the distance can be judged at a glance. For the video, three or four moves are flown — a slow reveal rising from the pool to the islands, an orbit around the building, and a push along the view line that a guest would see from the terrace. For an empty plot, ask the owner to mark the corners with bright flags or white sheets beforehand; boundaries are invisible from the air in dry grass, and that is the one thing investors want to see.

## Timing

Most properties here face west over the bay, so the best time for clear aerials is morning, roughly 8 to 10:30 am: the sun is behind the drone, the water is blue and the islands are sharp. In the afternoon, the same view looks into the sun and turns hazy. For a hotel that wants a sunset video, the last forty minutes of light work well for the reveal shot, while the stills are best kept to the morning. Wind is the main limit: the drone is grounded in strong gusts, which are most common from July to August on exposed ridges. For listings, season changes the colour of the land. From July to November the hills are brown, which reads as dry and stark from the air; April to June and the wet months keep them green, which most sellers prefer.

## Frequently asked questions

### Our property is close to the airport. Can you still fly?

Possibly not. Komodo Airport sits beside the town, and drone flights inside its restricted airspace need an authorisation that is not realistic for a single shoot. Send us the map pin when you enquire; if the property is inside the zone, we tell you before you book, and suggest ground-level photography of the view instead.

### Can you show a land plot that has nothing on it yet?

Yes — aerials are the best way to sell one. Mark the corners with bright flags or sheets and clear a path to them if the grass is long. We fly the boundary, frame the plot against the sea and the access road, and include a wide context frame showing how far it is from town. Add the coordinates to the listing alongside the photos.

### Is our property on an island in the bay covered?

Yes, with a boat transfer quoted in advance. Some islands lie within Komodo National Park, where flying needs the park’s permit on top of the owner’s consent, so we check the status of yours first. Island resorts usually look their best from the water side, so we often fly from the boat.

### Can we use the photos and video for investors and listings?

Yes. The photos arrive within 48–72 hours and the 30–60 second video within 5–7 days, for use on listings, your website, investor decks and social media. If you need ground-level interiors to go with them, book Hotel & villa photography on the same visit; the extra-hour add-on is not available on drone shoots.
